Getting started with Glickman Design Build is easy Simply give us a call or e-mail; we will be more than happy to discuss your project with you. If mutually agreed, Russ Glickman or other GDB designer will visit your home and discuss your needs, desires, budget and feasibility of your project.
We work closely with you to develop a design that reflects your vision, needs, desires and budget. We guide you through the design process in the manner that best meets your needs. When the design process is complete, you'll know exactly what you'll get, how it will look and what your total investment will be.
You will also know the specifications and selections that pertain to your project, including construction timeframes. At this stage, your project is ready to be built, once you have approved it.
We care about our clients and are honored to build your project. We keep you updated and as comfortable as possible during the entire process, especially during construction. For most projects, which require design and plans, a design process is outlined below.
Phase I - Preliminary Feasibility Study
The general purpose of our feasibility study is to determine, roughly, how a proposed project could look, what general features may be included and the rough ballpark costs. The feasibility study varies from project to project, but typically includes these services:
- Consult with homeowners to discuss the project, design concerns and budgeting
- Photograph and document existing conditions, floor plans and elevations
- Perform preliminary analysis of zoning and building codes
- Create schematic design sketches, floor plans and elevations
- Revise one floor plan and develop elevations
- Provide preliminary cost analysis and budget development
- Decide on design scheme and budget & enter into Phase II - Design Development Agreement
Phase II - Design Development Agreement:
The purpose of our design development agreement is to refine the design and specifications, provide guidance in product and material selections, develop a final design scheme with detailed specifications, provide a revised fixed cost estimate and a comprehensive construction agreement. The Design Development Agreement typically includes these services:
- Revise schematic design sketches
- Develop floor plans and elevations
- Assist in selection of finishes and materials; develop allowances
- Perform site walk through with experts/subcontractors input (which may lead to further budget development)
- Prepare final design scheme, detailed specifications and revised fixed cost estimate
- Prepare construction agreement with selections & allowances
